Rental AgreementWelcome to The Cabins At Stockton Lake and thank you for being our guest.
These properties are privately owned and are a mixture of rentals and residential cabins.You must be 21 years of age or older to rent a cabin.
WINTER RENTALS: October 1st through April 30th we allow one-night rentals for our cabins. Rates are charged by the number of nights that you are staying in the cabin, not by the days
SUMMER RENTALS: May 1st through September 30th all cabins have a minimum “night” stay requirement of 2 nights
HOLIDAY RENTALS: During the 3 major holidays (Memorial Day, 4th of July, and Labor Day) all cabins have a minimum night stay of 3 nights.
PAYMENT: First night’s stay will be charged to your credit card when your reservation is accepted. The balance is due one week prior to arrival. We automatically process the balance with the card on file. Once final payment is made, we will send your arrival instructions to your email.
CHECK-IN TIME IS ANYTIME 4:00PM (or later): Cabins are Self Check-In. There is a map tab on our website that shows the resort cabin locations. Once you are paid in full, you will receive your self check in instructions email. If you do not receive the email, please check your junk/spam folder. Please add us to your address book to receive your reminder email with the key instructions to your cabin. PLEASE do not arrive early without permission. Extra charges will apply for early arrivals without our knowledge
CHECK-OUT TIME IS 11:00AM: Housekeeping fees will apply for late checkouts
ADDITIONAL PER PERSON CHARGES: Each cabin has a base rate for a set number of people and then $10.00 for each additional person, per night. Children 3 and under are free.
We respectfully ask that you give us accurate information about the total number of people in your cabin
CABIN TAXES: Cedar county requires a 8.475% tax rate for all reservations
CANCELLATIONS: If for any reason you need to cancel your reservation, no refund will be given if you cancel less than 15 days prior to arrival date. To avoid additional penalties, we require a 30-day notice of cancellation. 30 -15 days from arrival, you will receive 1/2 back of your down payment. Due to credit card processing fees, a $25 processing fee will apply to all cancellations. Rental and/or service fees are subject to change. We reserve the right to change and/or update fees in accordance with policies and fees set at the homeowners association requests. NO Refund for early departures.
CLEANING POLICY: All dirty dishes should be put in the dishwasher and the dishwasher turned on before leaving the cabin. Please pick up all the trash and take trash to the dumpster. You do not need to strip the beds. We professionally clean the cabins after your departure. You are requested to put your towels in the laundry before you leave. Please do not wash any bedding (sheets, comforters, blankets, etc.) as we have heavy duty commercial equipment on site. We will charge additional fees if you leave the cabin a mess or for any damages. Daily maid service is not included in the rental rate. Please note in order to protect the cabin lawns and cleanliness of outside areas, the following are not allowed: sidewalk chalk, water balloons, slip and slides, water sprinklers or kiddie pools.
TRASH: Please secure trash and do not leave outside. You agree to remove ALL bags of trash prior to your departure and place in the on site dumpsters located near the pavilion area.
Please do not clean fish on property. If fish is stored in the refrigerator, it must be in an airtight container. Please note wild game can not be cleaned, processed or disposed of on the resort property or in the dumpsters.
WHAT TO BRING: All cabins are fully furnished, just bring your lake towels and personal items. The cabins are complete with linens, bath towels, and kitchen essentials for cooking. We provide trash bags, toilet paper, paper towels, dishwasher tablets, laundry detergent,and bath bar soap. We also provide a coffee pot, coffee liners, and Folgers coffee. Our cabins are privately owned and items can not be taken between cabins. Please DO NOT remove any items from the cabin.
INTERNET: Internet service is provided in most of the cabins at no charge. (please refer to the cabin amenities). If unavailable in the cabin, we have FREE internet in the Clubhouse. The Cabin At Stockton Lake is not responsible for outages or compatibility with guest computers. Guests may not use the cabin internet service in a manner that violates any local, state, federal or international law or regulation, including but not limited to fraudulent and obscene activity.
LIABILITY NOTICE: All our rental properties are privately owned units. All activities involve certain inherent risks of injury up to and including death. It is expressly understood and agreed that neither the owner nor the management company of said premises, shall be liable for any damages or injury to guest, guest’s guests or their families or to any of their property from whatever cause arising from the occupancy or use of the premises by said occupants. It is also understood that the owner and The Cabins At Stockton Lake are not responsible for any wildlife or stray animal(s) that may enter the property. If anyone neglects to follow the rules, policies and suggestions of The Cabins At Stockton Lake they cannot hold us responsible for their actions, accidents or neglect. Once your first payment is received, it is considered a rental agreement and is considered a legal and binding contract.
SMOKING: Smoking is NOT allowed inside of living areas of properties. You may smoke on covered and uncovered decks and porches. Please do not leave butts on the grounds. Smoking in a cabin will incur a minimum $500.00 cleaning fee plus any cost associated with accommodating future guest stays in the cabin due to smoke smell. Absolutely NO MARIJUANA use allowed inside or outside of cabins in any form including baking products in the cabin. We enforce this policy strictly!
PET CHARGES: Most cabins allow pets with a $45 additional fee per pet/ per stay. Limit of 2 pets. Please see cabin details to confirm if your cabin allows pets. These fees are non-refundable. Do not allow dogs to get on furniture or rugs. Please bring your own blankets or bedding for pets to lay on in the cabin. Dogs are NOT allowed in beds. Crate your pet if you leave property. Pets can not be left alone in the cabin unless in a crate.. Keep dogs on leash at all times. Dogs must be current on flea /tick medication and vaccinations. Dog waste must be picked up outside. Animal droppings and excessive cleaning due to pet hair removal will incur additional charges. Please ensure dog hair is swept up. A minimum $50 fee will be charged to your reservation for excess hair and/or dog hair on furniture or beds. If renting multiple cabins, pets can not be taken to other cabins. Dogs must stay at the cabin where the pet is registered. Dogs are not allowed in jacuzzi tubs. Renter is responsible for any damages should they occur. Personal pets not belonging to registered guests are not allowed at the properties without approval from The Cabins At Stockton Lake.
ITEMS LOST OR LEFT BEHIND: The Cabins At Stockton Lake shall not be responsible for items left or lost in any cabin by guest. Personal items left behind will be mailed to customers with a minimum fee of $25.00 to cover retrieval of items and a fee of shipping and handling charges will be added to the guest charges. Items not claimed within 30 days of scheduled departure will be discarded. We are not responsible for loss of your money, jewelry or valuables of any kind.
MAINTENANCE REPAIRS – SERVICE CALLS: Guests understand that The Cabins At Stockton Lake cannot guarantee against encountering problems at cabins. Please report all non-emergency maintenance requests to the office between 8 am and 6 pm for same day response (exception holidays). We will make every reasonable effort to address the issue. If your non-emergency can wait till business hours, it would greatly be appreciated.
QUALITY CONTROL & CUSTOMER SERVICE: The Cabins At Stockton Lake reserves the right to enter the rental property at any time including during Guests stay to respond to a service call for repairs, respond to altercations, investigate disturbances, check occupancy, check for damage and check for pets. We reserve the right to refuse service to anyone.
PEACE & QUIET TIME IS PROMOTED: We ask that you respect your neighbors and maintain noise. Quiet hours are from 10:00 pm to 6:00 am for all cabins. The cabins are not to be used for parties.
DRIVE SLOW- Please keep our guests, children and pets safe by driving slowly on resort property. DO NOT drive fast on any roads including the gravel road by the office and playground area. Please help us to keep dust down and protect our guests that may be walking on the roads.
DAMAGES: You will be responsible for any damage to the rental property caused by you or your party during your stay. Damages to cabin or grounds including trees will be repaired and cost to repair and replace will be billed to the reservation
FIREWORKS AND GUNS: Shooting of fireworks and guns are not permitted on properties Violation of these policies may subject property guests to immediate eviction from property without refund of reservation fees. Guests who use fireworks on property and leave trash will be charged an excessive cleaning fee.
The contract is entered into agreement on the date reservation is booked. By signing this electronic rental agreement, you are confirming that you are at least 21 years of age, and that you understand and agree to these rules.Our goal is to provide a clean, safe and enjoyable stay!
